From Cramped to Connected: A Modern Transformation in the Heart of Leamington Spa, Warwickshire

At Jeffrey Jordan Architects, we believe architecture should elevate everyday life — and this recently completed project in Leamington Spa is a testament to just that.


Tucked within a Conservation Area on a quiet crescent of historic homes, the existing house had plenty of charm. However, its layout no longer served the needs of the modern family who lived there. A tired, disconnected rear extension held what was meant to be the kitchen and dining space — but instead felt pokey, dark, and isolated from the rest of the home.

A Contemporary Extension That Brings Light, Flow, and Function


Working closely with the family, we reimagined the layout to better reflect their lifestyle. We replaced the existing extension with a beautifully detailed single-storey rear addition that unlocks the potential of the ground floor. The new space now hosts a modern kitchen and dining area, seamlessly connected to both the main house and the rear garden.


Through sensitive contemporary design, we’ve created a light-filled, welcoming hub at the heart of the home. The transformation includes:


  • A streamlined utility room with accessible storage

  • A bespoke coffee bar for Dad tucked neatly under shelving

  • A cosy window seat framing views into the garden

  • An integrated entertainment wall designed for family gatherings

  • A generous kitchen and dining space, perfect for everyday meals and weekend gatherings


Every element has been carefully considered to ensure practicality, comfort, and beauty.

A Design That Responds to Heritage


As architects working in both residential and conservation area settings, we know how to balance heritage and innovation. In this case, we retained and enhanced many of the building’s architectural details, including brickwork patterns and arched forms. We introduced a contemporary architectural language that complements rather than competes.


The extension features a zinc-clad roof, chosen for its crisp lines and longevity. We used high-quality materials that speak to the character of the existing building. While we explored matching materials to satisfy planning permission requirements, the final design took a subtle step forward, creating a clean and refined contrast.

Navigating Planning in a Conservation Area


Located within the Leamington Spa Conservation Area, this project required a sensitive and well-argued planning application. Thanks to our experience in dealing with heritage settings and local planning authorities, we successfully gained approval. This ensured the design was in line with local policy and respectful of the surrounding architectural context.

We’re incredibly proud of this transformation. What was once an underused rear room is now a thoughtfully designed family space that works beautifully for the way they live.
